Property Manager, Residential Operations

The Property Manager, Residential Operations will oversee the day-to-day operations of The Americana at Brand Luxury Apartments.  The Property Manager is responsible for all aspects of property management from achieving and maintaining occupancy goals, resident retention and experience, managing expenditure and revenues in line with budget, and financial reporting and budgeting.  They are to ensure the property meets the highest standards at all times, including the physical property condition and Caruso’s white glove service commitment.  This key management role will lead the team by developing, mentoring and coaching all direct reports.


ESSENTIAL FUNCTIONS
  • Manage, communicate and inspire direct reports to achieve daily tasks and goals
  • Maintain a stable occupancy according to budget, while achieving rental growth
  • Develop and maintain strong relationships with key operational vendors and departments including housekeeping, public safety, parking operations, concierge, and marketing
  • Oversee resident move-in and move-out experiences. Ensure account statements are closed within the required deadline in accordance with California laws
  • Maintain the highest level of resident satisfaction. Organize regular engaging events, seeking surprise and delight touch points, curate and execute a strong resident survey process to evaluate feedback
  • Provide accurate financial reports to the VP of Residential Operations including delinquency status, daily and semi-monthly traffic reporting, monthly KPI’s, monthly variance reports, budget re-forecasts and annual budgeting
  • Collect all billed rent and charges in full and complete all required legal notices for lease compliance
  • Enforce property and company policy in accordance with Caruso company standards and California Law
  • Consistently communicate with residents in a proactive and professional manner
  • Handle and resolve resident concerns, and provide customer-centric solutions where possible
  • Work directly, professionally, collaboratively and proactively with The Americana at Brand retail operations teams to facilitate cohesive operational excellence.
  • Develop strong working relationships with vendors and walk areas regularly to ensure standards are being met
  • Work well under pressure, meeting multiple deadlines. Demonstrate collaborative behavior with colleagues and supervisors
  • Stay abreast of market trends and competition (both operating and under development)
  • Continuously evaluate trends in amenities, services, hospitality offerings and technology
  • Assist with leasing, including touring prospective residents and following the leasing steps of success as well as receiving and returning leasing inquiries in addition to executing and countersigning lease agreements and renewals
  • Lead occupancy and revenue strategies for the property to maximize potential NOI while continuing to maintain a market-leading position
  • Facilitate ongoing planned and emergency capital or property projects


MINIMUM REQUIRED QUALIFICATIONS
  • College degree or equivalent work experience
  • Minimum of 5 years hospitality management and/or 2 years as a Class A/mixed-use Property Manager
  • Experience with Yardi or similar property management system
  • Strong knowledge of fair housing regulations and applicable local, state and federal laws
  • Excellent written and verbal communication skills
  • Proficient in Microsoft Office (Word, Excel, Outlook and PowerPoint)
  • Extremely strong organizational and communication skills
  • Ability to multi-task, work well under pressure and meet deadlines
  • An energetic leader who is self-motivated and disciplined to oversee the daily challenges of multifaceted properties

$110,000 - $130,000 a year
