We’re looking for a research-savvy, detail-oriented assistant to help us create personalized “Revenue Leak Reports” for Airbnb hosts. These reports identify where a host is underperforming — whether that’s in pricing, visibility, guest experience, or operations — and they play a crucial role in our client acquisition funnel. This role is perfect for someone with a background in short-term rental operations, market research, or virtual assistance — especially if you’ve worked with tools like AirDNA, Rankbreeze, PriceLabs, Wheelhouse, or AllTheRooms.
Each report is built inside a visual template using Gamma.app. Your job is to audit the host’s listing by reviewing its performance signals and comparing it to local benchmarks and STR best practices. You’ll analyze elements like pricing trends (using AirDNA or PriceLabs), visibility and keyword rankings (via Rankbreeze), calendar behavior, cleaning fees, title quality, review consistency, messaging tone, and whether automated systems are being used. Using these insights, you’ll populate our templated report with tailored feedback, short bullet-point summaries, and screenshots or data as needed.
You’ll be working from a shared Google Sheet, where each new lead’s information is added — including their name, email, listing name, and call date. Your workflow will look like this:
Access the listing URL (usually on Airbnb)
Use tools like AirDNA, Rankbreeze, and Google Maps to understand pricing potential, competition, occupancy gaps, or listing visibility
Fill out the Gamma report template with observations and insights
Generate a public link for the finished report
Paste the link back into the Google Sheet and mark the report as “Done”
You should be comfortable working independently, with strong written communication and a good eye for what makes a listing strong vs. weak. Prior experience in short-term rentals, pricing strategy, guest communication, or auditing listings using data tools is a huge plus. You’ll be expected to complete around 5–15 reports per week, with room to grow as we scale.
