Tonti Properties is a private family-owned real estate company founded in 1960 and headquartered in Dallas, Texas. The company primarily focuses on developing, acquiring, managing, and owning multi-family apartment communities throughout the Southeast and Southwest. This role will have an option to expand into the Summer.
Tonti Properties is currently seeking a Part-Time Development Analyst Intern to assist the Acquisitions and Development (“A&D”) department. The A&D Development Intern will have the opportunity to work directly with key professionals within the company. The position will focus on sourcing new opportunities, supporting projects being developed, performing internal analysis on existing properties, and assisting with capital improvements.
- Research, map, and solicit listed and potential Development sites within targeted areas
- Perform initial underwriting and due diligence efforts for development opportunities
- Perform market research, demographic studies, apartment database reviews, and competitive analysis
- Update existing internal databases with new market data
- Research all relevant financial assumptions for property valuation
- Underwrite and value existing properties (internal and external)
- Assist with capital improvements as needed
Qualifications
- Excellent interpersonal, written, and verbal communication skills
- Must be a self-starter, highly motivated, and goal-oriented
- Strong analytical and problem-solving skills
- Understanding basic finance concepts such as cap rates and discounted cash flow
- A well-rounded individual who possesses an inquisitive mindset with strong valuation capabilities while maintaining passion and the imagination needed for land planning, placemaking, and architecture
- Must have a valid driver’s license, own vehicle, and be able to drive to perform local submarket studies (Mileage is reimbursed)
Education and Experience
- Undergraduate and graduate students with 2025-2027 graduations
- Demonstrated interest in Real Estate, Development, Finance, Engineering, and/or Architecture either through past work experience or coursework
- Real Estate, Business, Finance, Economics, Architecture/Design, and Engineering majors strongly preferred
Location
- The Intern will report to the corporate office in Dallas, TX
- Select projects may be performed remotely with prior authorization
