Real Estate Development Manager

Our cars may be self-driving, but Waymo's real estate delivery is steered by experts like you. As Senior Technical Project Manager, you will manage essential project delivery tasks from site selection to lease of major sites, influencing the future of Waymo's real estate portfolio. You will be responsible for site visits, due diligence, and market analysis activities to ensure delivery of business critical industrial operations, R&D lab, and workplace facilities in an extremely fast paced environment with a high degree of ambiguity.
You will report to our Head of Global Real Estate and be based out of San Francisco, Mountain View, or Los Angeles.
You will:
- Work collaboratively with internal stakeholders to advance real estate projects to deliver critical infrastructure to the operations business
- Develop project level execution strategies based on development nuances
- Problem solve complex transactional and project challenges to support delivering infrastructure on time and on budget
- Perform market level diligence to support site selection
- Represent Waymo with national, regional and local Landlords and Developers through complex real estate transactions
- Support FP&A analysis of transactions led by you to ensure the cost profile fits within the overall goals of the business.
You have:
- Real estate transactions experience
- Stakeholder engagement and business case delivery excellence
- Real Estate development experience
- Lease review and negotiations
- Understanding of legal real estate terms and clauses
- General understanding of building conditions
We prefer:
- Real estate finance experience
- Automotive and/or industrial experience
- Tenant occupied development experiences
- Land use/zoning experience

The expected base salary range for this full-time position across US locations is listed below. Actual starting pay will be based on job-related factors, including exact work location, experience, relevant training and education, and skill level.
