I’m looking for an experienced short-term rental expert who can help increase occupancy and maximise revenue for two well-established properties listed on Airbnb and Booking.com. This is a part-time role—just one to two hours of work per week—but I’m happy to consider a monthly retainer or a commission-based model (% of bookings) for the right candidate who delivers results.
About the properties:
-One apartment located in Windsor, UK, operating for 1 year
-One apartment located in Marlow, UK, operating for 3 years
These properties are well-presented and have strong guest reviews. However, I’m looking to push their potential further with smarter pricing and promotional strategies.
The role involves:
-Weekly reviews of both listings to adjust pricing dynamically and ensure we’re getting the best possible nightly rates
-Creating and managing special offers, including last-minute deals, promotions for low occupancy periods, and pricing adjustments during quieter seasons
-Applying knowledge of the Airbnb and Booking.com algorithms to improve listing visibility and search performance
-Monitoring local competition, demand trends, and seasonal changes to inform pricing strategies
-Recommending tweaks to listings (titles, descriptions, photos, etc.) that can improve overall performance and conversion rates
What I’m looking for in a candidate:
-Proven experience managing and optimising Airbnb and/or Booking.com listings
-Strong understanding of how both platforms’ ranking and pricing algorithms work
-Experience with dynamic pricing tools (e.g. Pricelabs, Beyond, Wheelhouse) or manual strategies that get results
-A strategic thinker who is data-driven and proactive in identifying opportunities
-Clear communication and regular updates—this role doesn’t need to be time-intensive, but it does need consistency and care
Time commitment & compensation:
This is a light-touch weekly role—approximately 1 to 2 hours per week
