Sandbox VR currently operates stores in the US, Canada, Europe, Asia, and Australia with further expansion plans into existing and new markets. As a Senior Real Estate Analyst for Sandbox VR, you will play a pivotal role in identifying, evaluating, and securing prime real estate locations globally for Sandbox VR franchise operators. Your focus will be on market analysis, utilizing a sharp instinct for high-potential sites that align with the company's mission to deliver immersive virtual reality experiences. You will partner with the franchise development team to help secure high-traffic, dynamic locations in both mature and emerging markets. While relationship-building and negotiation skills are important, your primary strength will lie in your ability to intuitively select and evaluate the best possible sites for Sandbox VR’s immersive VR experiences.
What You'll Do:- Play a pivotal role in identifying, evaluating, and securing prime real estate locations globally for Sandbox VR franchise operators
Global Site Selection
- Lead in-depth market research, competitor analysis, and global trend assessments to identify ideal real estate for Sandbox VR franchise units, with a sharp focus on high-potential sites
- Leverage advanced demographic analysis tools and GIS mapping to spot opportunities in both well-established markets and emerging global locations
- Prioritize the use of your strong intuition and analytical acumen to identify dynamic, high-traffic areas in cities that align with Sandbox VR's unique brand and customer experience
- Leverage an intimate knowledge of a Sandbox VR build out to influence feasibility of site
Real Estate Acquisition
- Collaborate with property owners, developers, and brokers in key international regions, identifying the best locations, utilizing unique or tailored negotiation strategies, where necessary
- Provide franchisees with support to navigate local regulations, ensuring each location adheres to regional requirements
Due Diligence
- Thoroughly evaluate properties through site assessments, ensuring they meet all requirements for Sandbox VR installations, including technology compatibility, infrastructure, and zoning regulations
- Analyze each site’s feasibility based on local market conditions, competition, and consumer demand for location-based entertainment
Financial & Investment Analysis
- Provide financial modeling and ROI analyses to assess site viability and profitability, focusing on securing the most lucrative and high-potential locations
- Collaborate with finance teams to align your site choices with long-term investment goals, balancing costs with anticipated revenue generation
Collaboration with Franchise Development Team
- Work with the franchise development team to help guide international expansion, ensuring that your real estate analysis feeds into global growth strategies
- Present your location analysis in engaging, data-backed presentations to franchisees, even utilizing immersive tools like virtual tours and 3D modeling for visual impact
Cross-Cultural and Global Market Strategy
- Understand the unique cultural and consumer trends in each region to fine-tune your site selection, ensuring each location supports Sandbox VR's customer-centric mission
- Keep a pulse on shifting global entertainment trends, technology adoption, and real estate markets, particularly in high-growth and emerging areas
What We're Looking For:- Bachelor’s degree in Real Estate, International Business, Technology Management, or a related field
- Proven expertise in site selection analysis for global franchise development, with a deep understanding of real estate markets, trends, and technological needs
- Strong intuition for identifying high-potential sites in diverse international regions, particularly those that align with VR and entertainment-driven environments
- Experience with GIS mapping tools, real estate analysis software, and global market intelligence tools
- Relationship-building and strong negotiation skills
- Strong cross-cultural and communication skills, with the ability to collaborate effectively with internal teams and stakeholders around the world
- A passion for virtual reality, immersive technology, and entertainment trends, with a forward-thinking vision for Sandbox VR’s continued growth and success
