Leasing Specialist - Brand New Lease-Up Property

JOB SUMMARY

The Leasing Specialist will be responsible for spearheading the execution of strategic leasing plans and for marketing Crenshaw Lofts, our newly constructed multifamily rental property. The aim is to swiftly attract and secure residents, thereby achieving the targeted occupancy rate within the set timeframe.  Your role as the company's representative is to ensure that you leave a notably positive and enduring initial impression on prospective residents. You will be the primary point of contact, warmly welcoming prospective residents and assisting them in finding their new apartment home. This position calls for a professional adept in sales who possesses strong communication skills, a proven history of successful sales lead-to-lease conversion ratios, and the ability to cultivate robust resident connections. Furthermore, you will work in close collaboration with the property manager to enact pricing models and promotional activities and create engaging property listings. Your proficiency in interpreting and reacting to market dynamics is vital for adapting strategies to fulfill leasing objectives.

PAY RATE: $50,000-$55,000 per year

Customer Service

  • Cultivate a strong sense of community and deliver an outstanding living experience for every new
  • resident.
  • Be dedicated to providing comprehensive support for all prospective resident inquiries. This includes guiding them through the application process, coordinating tours, managing the lease administration process, and securing approvals.
  • Take ownership to personally address and resolve resident’s concerns in a timely, professional manner.
  • Contribute ideas for improving resident satisfaction to the property manager.
  • Accept service requests from residents and route them to the service department for prompt processing. Follow up to ensure the request has been completed and the resident is satisfied.
  • Physically inspect property when on the grounds, pick up litter, and report any service needs to the service team and property manager.

Sales and Marketing

  • Warmly greet prospective residents when answering telephone calls, email inquiries, and text messages, and reply to messages the same day or within 24 hours at the latest. Establish a personal connection with potential residents while assessing their needs and preferences.
  • Post ads, including pictures, on Craigslist, Westside Rentals, Apartments.com, and other related websites.
  • Ensure the office, amenity spaces, apartment models, and market ready units are in impeccable condition. Professionally tour the community and apartment homes, identifying specific features and benefits with prospective residents.
  • Be familiar with the surrounding neighborhood and ready to confidently share information with prospective residents.
  • Manage the lease workflow process and notify the prospective resident of application results in a timely manner.
  • Achieve a 60% conversion rate from tours to new leases through effective sales techniques and consistent follow-up. Follow up with all leads and prospects that did not lease.
  • Assist in the preparation of move-ins, such as walking the apartment, preparing a move-in gift, and preparing a move-in package (including keys, passes, etc.) as directed by the manager.

Operational Procedures and Reporting

  • Accurately track vacancies using an Excel spreadsheet and report on key metrics.
  • Update vacancies, notices to vacate, leases, cancellations, transfers, and other associated documents in the cloud-based property management system.
  • Accurately and promptly enter data into the relevant information systems while managing Yardi dashboard tasks and leads on a daily basis.
  • Participate in training sessions and meetings as required by management
  • Complete the DAR, market survey, and leasing summary reports as directed and other tasks and projects as assigned
