Maintenance Technician I (Palm Terrace Apartments)

Carpentry, electrical, HVAC, plumbing, and you! These are some of the most important things we need to maintain our properties and keep our residents happy. If you’re looking to make a difference with your knowledge of apartment maintenance and excellent customer service, then we want to hear from you.


Perform maintenance functions in the community, including rental units, residential common areas, office, grounds and parking lots. Requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives. Strong skill set in maintenance trade and provide guidance to Maintenance Technician I.


WinnCompanies is looking for a Maintenance Technician I to join our team at Palm Terrace Apartments, an 80-unit property located in Auburn, CA.


The work schedule is Monday through Friday, from 8:00AM to 5:00PM. Additionally, please note that the pay range for this position is $24.00 to $25.00 per hour, depending on experience


Responsibilities
  • Perform repairs for a variety of areas such as appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC
  • Complete assigned service requests and repairs to company standard
  • Help prepare empty apartments to be ready for next round of tenant move-ins
  • Maintain grounds through trash management and landscaping
  • Complete all resident and site work orders in a timely manner
  • Maintain and repair plumbing and heating components.
  • Prepare, prime, and paint building interior and exterior surfaces.
  • Maintain and repair locks, locking mechanisms, closers, doors, and controllers.
  • Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts and other building systems.
  • Perform manual repairs when necessary (fix locks, replace windows etc.)
  • Conduct general upkeep procedures (e.g., landscaping) and other tasks as assigned (painting, carpentry etc.)
  • Compile with all policies for the safe storage, usage and disposal of hazardous materials
  • Participate in ongoing technical, safety, and operational process training programs.
  • Maintain a clean and safe work environment.
  • Document work performance and materials procurement as directed including weekly and monthly reporting.
  • Communicate and provide customer service to all residents, employees, and vendors.


Requirements
  • Minimum of 1 year experience in residential/apartment maintenance
  • General knowledge of basic electrical, plumbing, appliance repair, HVAC, and carpentry
  • Basic familiarity with technology (email, web browsing, ordering online) and MS Office
  • Availability for on-call activity during off hours for urgent needs
  • Ability to speak and understand basic English
  • Strong customer service skills
  • A quick learner
  • A valid Driver’s License required


$24 - $25 an hour
