Job Description – Maintenance Technician


JOB SUMMARY:

Under the supervision of the Superintendent (Site Lead), the Maintenance Technician is responsible for maintaining the physical condition and appearance of the site, related fixed and portable equipment and installation, and establishing a safe environment for the facility.


Supports the implementation and documentation of site safety plans and all ABM operational standards and guidelines as well as site specific standards, policies and procedures relating to the engineering department.


REPRESENTATIVE FUNCTIONS AND DUTIES:

Diagnoses and performs minor and routine maintenance/repairs involving the following on a regular basis:

• Minor electrical repair including interior/exterior lighting

• Minor plumbing repair

• Minor heating and air conditioning systems (proper certification may be required for some repairs)

• Minor appliance repair

• Carpentry work

• Wall repair/painting

• Minor water irrigation systems

• Stairs, gates, fences, patios, railings, gutters, pool area, tile, spa, pool furniture

• Tile, carpet, flooring

• Fireplaces, ceiling fans

• Shutters, doors, cabinets, windows, sliding glass doors

• Door locks, P.O. boxes and locks

• Water Intrusion

• Repairs concrete, masonry roof, and fencing when required

• Performs limited extermination services when required

• Assists with grounds work when necessary

Provides highest quality of service to tenants, staff and visitors

Routinely assists in performing duties to restore apartments to "market ready" status

Completes move-in, move-out apartment inspections with residents

Ensures completion of all resident work orders and keeps Superintendent advised of status of each repair

Maintains accurate records regarding preventive maintenance, service requests received and completed apartment make-ready status, work in progress, etc.

Records all pertinent data in building logbooks, and makes all appropriate daily entries Performs routine preventive maintenance of appropriate equipment on a regular basis Maintains and inspects all capital and non-capital equipment within the facility

Constantly is aware of and reports items requiring major repairs to the Community Manager and Superintendent of the condition of physical property throughout the community



Immediately corrects unsafe conditions (i.e., broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights, etc.)

Assists in identifying all utility meter cut-offs, apartment and fixture cut-offs, sewer clean-outs

Inspects and maintain all tools in excellent condition

Performs work area clean-up and safety-related duties

Adhere to all ABM safety procedures regarding the proper use of personal protective equipment (PPE) as tasks dictate

Use safety equipment (goggles, masks, gloves, etc.) as tasks dictate

Knows and adheres to all federal, state, and local laws as well as all ABM policies and procedures

Participates in standby emergency schedule for evening, weekend and holiday coverage

Assists in snow removal when necessary

Maintains regular and on-time attendance in the workplace Supports and follows ABM operational policies and standards Supports and follows ABM safety program

Performs all duties as required with a “can do, will do” attitude


PHYSICAL REQUIREMENTS


Constantly standing and/or walking Frequent bending/squatting/kneeling Frequent climbing of stairs and/or ladders Frequent pushing and/or pulling

Frequent reaching above shoulders

Frequent grasping with left and/or right hand

Frequent use of finger dexterity



EDUCATION/EXPERIENCE


Related experience preferred

EPA Certification required for handling refrigerants

Knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Various wrenches, screwdrivers, grips, sledgehammer, hammer, snips, posthole diggers, saws, etc.

Power Tools: Wrenches, grinder, sander, drill, saws, etc.

User-Moving Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders

Mechanical Equipment: Basic knowledge of motor equipment such as power washers, blowers and compressor


$28 - $31 an hour
