Role Summary 

As Associate General Counsel – Real Estate you will report directly to the Chief Legal Officer and play an integral role in supporting Rowan’s acquisition and development of land for data center development and negotiating leases with hyperscale data center customers. The successful candidate will have deep experience with complex land (both undeveloped and developed) transactions and developments, land use and entitlements, environmental permitting, ground leases, and industrial leasing. In this role, you will partner with leaders across the Rowan business during the site selection, development, leasing and financing phases of a project. To succeed, candidates need to not only be strong legal advisors, but also have the ability to engage in business strategy with internal partners. 

Travel: Ability to travel up to 20% to meet with landowners, customers and for company gatherings

Location: Denver, CO or Seattle, WA (hybrid in-office role) strongly preferred (Remote may be considered for the right candidate)  

Compensation: $170-$210K - Offers Bonus

Essential Responsibilities  

  • Structure, draft and negotiate land purchase and sale agreements and related documents for a rapidly growing portfolio of hyperscale data center projects

  • Lead land closings

  • Structure, draft and negotiate agreements relating to real estate development, such as letters of intent, easements, and utility crossing agreements

  • Provide counsel on entitlements, land use issues, permits and development issues

  • Draft and negotiate customer leases

  • Identify and resolve business and legal risks

  • Exercise independent judgment on legal matters to counsel business partners and management

  • Serve as a partner to teams across Rowan to develop strong project de-risking and execution strategies

Education, Skills, and Experience 

  • JD from an accredited U.S. law school  

  • Mid-level to senior attorney (7+ years’ of experience) with a focus on real estate transactions and development 

  • Strong drafting and negotiation skills 

  • Ability to manage outside counsel and oversee multiple high-priority projects simultaneously 

  • Experience providing legal counsel for data centers or other industries involving complex land development 

  • Experience working for or with hyperscale data center companies, including co-location and cloud companies (Preferred) 

  • Knowledge or experience in joint ventures, environmental law, real estate finance or project finance is a plus 

  • Experience managing multiple high priority projects simultaneously both independently and as part of a cross-functional team, Excellent communication and collaboration skills across different levels, Strong organizational skills, Comfort with ambiguity, Strong analytical and problem-solving skills, Ability to work effectively in a fast-paced, start-up like and highly cross-functional environment
